In all cases Vision
Realty is representing the owner of the property. Vision Realty has a
Property Management Agreement in effect on their rental properties.
The firm is guided by this document in renting/leasing the property to an
potential renter/lessee. You will be required to sign an Agency
Representation Disclosure form as a part of the application and leasing
supplied in the Rental Application is used in evaluating you as a
prospective tenant (renter). Your information will not be given or
sold to any outside party without your consent. We are committed to
protecting your privacy.
All adult applicants
that will be occupying a rental property must complete an application.
If the adults are married then they may complete one application. If
the adults occupying the property are single, then they must complete
|Minors Living with Adults|
Minor children of parent(s)
must be listed by name and age. Minors may not live with single adults
unless they are their legal guardians. Proof of guardianship must be
presented when making application.
|Social Security Numbers and Drivers License|
Each adult applicant
must furnish a copy of their Social Security Card and their Drivers License
when making application to verify proof of identity.
|Employment and Income|
Applicants must have
verifiable monthly income from an employer, non-employment (social security,
disability, and retirement funds, etc.) equal to or greater than four times
their monthly rental rate.
Applicants must have a
history of satisfactory rent payments and occupancy with all previous
landlords. Sufficient notice to vacate must have been given previous
landlords. You need not apply if you have been evicted or have been
delinquent in paying your previous landlords. You need not apply if
you have damaged or left a previous rental in a state of disrepair.
Vision Realty will pull
an in-file credit report on each adult applicant. The cost for a
single applicant is $10.00. The cost for married couples is $16.00.
The cost of your credit report must be attached to your application.
Applicants must have acceptable credit reports. Ratings of I-1 and I-2 (Installment Sales) and R-1 and R-2 (Revolving Sales) are acceptable credit for renting. Credit ratings with higher numbers will be carefully reviewed. Vision Realty may allow for medical credit ratings that are higher than a 2. Explanations of medical problems should be explained on the back of your application.
A bankruptcy followed by good credit established after filing may be considered.
Voluntary Repossessions may be considered. Please attach a written
explanation to your application.
|Approval of Application|
including verification of credit, employment, income, and rental history
must be submitted to and approved by the managing agent at Vision Realty
with final approval by the Principal Broker or Executive Broker of Vision
"0's" are considered to
new to rate and are not necessarily good or bad credit ratings.
"1's" are considered to be good credit.
"2's" are considered to be questionable credit. This usually indicates that a payment has been late over 30 days.
"3's" and up are considered to be bad credit.
